Affordability checker
A rough borrowing range using a simple income multiple of 4 to 4.5 times your combined annual income (before tax), after deducting 12 months of the monthly commitments you enter. This is a rule-of-thumb illustration only: each lender makes its own affordability assessment, and the amount offered may be higher or lower.

Remortgage savings
Compare monthly repayments at your current rate and a new rate, using the standard capital-and-interest repayment formula over the remaining term. It assumes each rate applies for the whole remaining term, which real deals usually do not.

First-time buyer costs
Estimate the cash you may need up front. Stamp Duty uses the current GOV.UK first-time buyer rules for England and Northern Ireland (no Stamp Duty up to £300,000, 5% on the portion from £300,001 to £500,000; no relief above £500,000). The other costs are your own estimates: get quotes and enter them.

Stamp Duty: residential, England and Northern Ireland only. Wales and Scotland have different taxes. Special rules (for example non-UK residents, shared ownership or leasehold rent) are not included. Confirm the tax due with your conveyancer or HMRC.
