Self-employed mortgages
If you are a sole trader, in a partnership or a company director, lenders usually want to see a track record of your income. That evidence often includes tax calculations and tax year overviews from HMRC, Ltd company accounts if applicable, or accounts prepared by an accountant. Lenders differ in how they treat salary, dividends and retained profits.
Contractors and freelancers
If you work on fixed-term contracts, through an umbrella company or on a day rate, lenders may look at your contract, your history of contracting and gaps between contracts. We can explain what evidence is likely to be needed.
Complex income and bonuses
Bonuses, commission, overtime, rental income and several jobs can all be assessed differently. We will look at your full picture and explain how it might be treated.
Adverse credit
Missed payments, defaults, county court judgments (CCJs) or past debt arrangements do not always rule out a mortgage. Some lenders consider applicants with past credit problems, but it depends on the details, how recent they are and each lender's criteria. We will review your situation in confidence and explain what may be possible.
Larger loans
We can also help with mortgages over one million pounds, where lenders often look in more detail at income, assets and the property.
